First Home Buyer Grants and Stamp Duty Concessions
Most states and territories offer first home owner grants (FHOG) and first home buyer stamp duty concessions that can reduce the upfront cost of buying. The amounts and conditions differ significantly across Australia.
In New South Wales, eligible first home buyers can access a $10,000 grant for new builds, along with a full transfer duty exemption on properties up to $800,000. In Victoria, the grant is $10,000 for new homes valued up to $750,000, with a full stamp duty exemption on properties up to $600,000. Queensland offers a $15,000 grant for new homes under $750,000 for contracts signed from 1 July 2026, along with generous transfer duty concessions. South Australia provides a $15,000 grant with no property price cap for eligible contracts, plus full transfer duty concessions on new homes and vacant land. Western Australia offers a $10,000 grant and a First Home Owner Rate that provides full duty exemption on homes up to $430,000. Tasmania has a $20,000 grant for new homes for eligible transactions from 1 July 2026, subject to assent. The Northern Territory offers a HomeGrown Territory Grant of $50,000 for new homes under contracts signed by 30 September 2027. In the ACT, the First Home Owner Grant closed in 2019 but has been replaced by the Home Buyer Concession Scheme, which from 1 July 2026 provides a full exemption from conveyance duty with no property value limit and no income threshold.
